This cohesive offerings of co-working space (the first co-sharing office to embody the pet-friendly environment), restaurants, performing art space and office suites will reshape the perception of commercial space and inspire entrepreneurs to rediscover their business DNA.<\/p>\n<p>As part of the Jaya One establishment, with renovations to \u201cThe Square\u201d (originally known as \u201cPalm Square) started in March, the RM15 million facility sits on a space of 75,000 sq. ft previously occupied by eight bungalows with a Gross Floor Area of 110,000 sq. ft, and is expected to encompass 45 per cent offices, 40 per cent F&amp;B outlets while the remaining 15 per cent will be filled in by PJ Live Arts, a vibrant neighbourhood performance venue also by Jaya One.<\/p>\n<p>\u201cThe Square\u201d features a bold industrial design that is polished and stylish-modern in looks and comprises of three main pavilions \u2013 each encased in blue corrugated metal sheets fixed with translucent corrugated sheets for the internal walls and roof, allowing natural light to illuminate the area.<\/p>\n<p>\u201cJaya One was one of the pioneer developments around Section 13 which begun in 2008 and since 2015, our neighbours (properties surrounding Jaya One) have also moved on to capitalise on this amazing location, with new developments sprouting around us, we realised that we are no longer a standalone and that Jaya One has to also change in a complementing way to keep ourselves relevant,\u201d Bina Tetap Tiara Sdn Bhd executive director, Charles Wong.<\/p>\n<p>\u201cCoincidentally, there is an increase of interest in Co-Working Spaces, and we felt that Co-Working Spaces would speak the most universal language with respect to connecting with the changing commercial and residential landscape in Section 13,\u201d Charles added.<\/p>\n<p>\u201cThe Square\u201d will operate around the basis of four championing points \u2013 entrepreneurial lead, late-night dining options, pet-friendly and urban farming.<\/p>\n<p>Riding on these points, each tenant (offices and retail) will become part of the ecosystem to help champion The Square\u2019s Brand Touch Points.<\/p>\n<p>This community-driven space will also house Malaysia\u2019s leading and thriving co-working space, Common Ground.<\/p>\n<p>Functioning on two floors, Common Ground will be operating their latest 21,000 sq. ft co-working space facility at The Square dedicating the ground floor to be pet-friendly &#8211; keeping in with the spirit of The Square\u2019s Brand Touch Points.<\/p>\n<p>Patrons will be able to benefit from the late-night dining options available by eateries at \u201cThe Square\u201d, giving them a choice of good quality food after a long day at work.<\/p>\n<p>Additionally, it will be made compulsory for eateries to have 30 per cent al fresco dining in order to cater to customers with pets, whilst the inside of the restaurants can also serve as a venue for events \/ corporate events when there is demand.<\/p>\n<p>Furthermore, as a space that champions entrepreneurs and communities, \u201cThe Square\u201d will initiate an urban farming project with home growers to help market their produce to a bigger audience, \u201cThe Square\u201d also looks forward to working with NGO\u2019s and local governments in the near future in order to develop this ambitious project in a sustainable manner.<\/p>\n<p>\u201cWe have been supporting the home-growers community conducting occasional weekend markets for them to sell their produce.<\/p>\n<p>\u201cFor this farmer\u2019s market concept, we would like to help them flourish by providing a sustainable platform for the home growers to trade their produce with our tenants (eateries),\u201d said Charles.<\/p>\n<p>With GreenRe Rated Compliance, \u201cThe Square\u201d will also feature an edible landscape as part of their initiation to promote urban farming projects.<\/p>\n<p>When fully operational, the place will be able to accommodate 13 office lots (excluding Common Ground) ranging between 500 sq. ft \u2013 3,600 sq. ft on the first floor and 15 retail lots on the Ground Floor.<\/p>\n<p>Available for rent, the office units are partially furnished with flooring, lighting and air-conditioning, making it easy for entrepreneurs to move in quickly with minimal renovations required.<\/p>\n<p>Prices for the units will be offered at RM 4.00 \u2013 RM 5.50 per sq. ft for the first floor and the offices will be available to rent from December onwards.<\/p>\n<p>The retail shops on the ground floor have already achieved 65 per cent occupancy rate where it is priced between RM 8.00 \u2013 RM 10.00 per sq. ft, depending on size.<\/p>\n<p>\u00a0<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Bina Tetap Tiara Sdn Bhd, subsidiary to the developer of Jaya One in Section 13, Petaling Jaya, today revealed their new and bold plans for \u201cThe Square\u201d by Jaya One.
